When they offer they flat to me and demanded the money instantly they should have stuck to the move in date advertised and agreed when I paid upfront. They rent to be reassessed due to property condition. They should not charge such a high amount for admin, and should have told me when they gave me no option but to take a 6 months lease they they would again be charging more admin. They should make it clear on their web page and at viewings that all these charges will apply and will be expected on the spot, and that future paper work charges will be billed.
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
